Preparing for our visit
Before we come, it is helpful if you can weigh up all the positives and negatives about your property and consider what type of tenants you are trying to attract.
What is the condition of the property, are you planning on any work prior to marketing?
How good are the local amenities? Is it close to schools?
How good are the transport links?
What are the places locally that a new occupier would be interested in knowing about?
Are you aware of anything which could put a tenant off the property? There is a legal obligation for you to notify any potential viewer of your property about anything which could affect their decision to make an appointment, so we need to understand all of the negatives, as well as the positives, in order to work effectively for you.

We have been renting property in the West London area for almost 3 decades so we know our pricing. We keep totally up to date with the market and understand how to achieve the best price for you, so let's start with booking a market appraisal appointment and tell you what we can achieve.
Get started
The market appraisal can take between 1/2 hour to 1 and a 1/2 hours, depending upon how much you need to know. We do not want to rush you if you have questions to ask, we know how complicated the lettings process can be. Ideally, it is good to meet with all of the property owners, so that we can ensure we have covered everything and learnt all we need to know to give you the best service possible.
Give your property a ‘to let’ facelift.
The better your property looks when you put it on the market, the quicker it will let, usually to the best tenants and for the optimum price.
First impressions
First impressions are everything, and nowhere is this more evident than with potential tenants. Tenants may choose a property on the smallest – or biggest – of details. At Austin D’arcy we take great care with the marketing of your property, but if the place is not looking great for its photography debut it can all be for nothing. Please work with us to ensure that everything looks great at the outset.
Invest
Give the front door a lick of paint and make sure that the porch area is clean and clear of weeds and clutter. Ensure that the property has been properly (professionally) cleaned in the lead up to finding a new tenant. Invest in some air fresheners to make sure the property smells fresh and get a handyman to touch up any small bumps and bruises.
Keep up to date
Appliances can make or break a tenancy agreement. If you hope to attract tenants that will respect your home, make sure all the appliances are kept in a respectable condition. White goods are tax deductible so there’s no excuse for ageing appliances.
Rectify
If you are able to rectify any negatives about your property before entering into a tenancy agreement – do so. It is as much about countering any small losses in value as it is adding value. Small investments can go a very long way.
