What is an emergency?

An emergency is something that could not have been foreseen, and which could cause serious damage to the property such as:

  • Severe leaks/flooding
  • Loss of electrical power or light – after you have checked that this is not due to a blown fuse or a local power cut (are your neighbours affected?)
  • Blockage of your ONLY toilet (please note that if the blockage has been caused by you or a house guest then you will be liable for payment of the invoice)
  • Loss of heating or hot water, where there is no other form available and this is going to cause extreme difficulty if you wait until our office is open
  • Broken windows or doors following a break-in. A maintenance contractor should only be instructed to temporarily board up the window/make the property safe and should re-attend during working hours to replace glass/doors. You must also report any damage to the police and obtain a crime reference number for our house insurance purpose or you may be liable for the cost of the emergency repair

General Maintenance – Not classed as an emergency!

If you have a maintenance issue in your rental property which would be something like:

  • Leaking, burst or frozen pipes that can be contained in buckets until the office is open
  • Loss of electricity
  • Control of your central heating, pressurising your boiler
  • Bleeding a radiator
  • Being unable to get an appliance to work

Veena was born in Nairobi, Kenya.  She completed her studies in the UK and has lived here for the past 40+ years.  For most of her working life Veena has been a Personal Assistant until she joined Austin D’arcy and found her love of numbers.

Veena takes care of all the landlord and client accounts as well as the office accounts.
