Reliable tenants = happy tenancy
References are essential to the letting process and at Austin D’arcy, we use the services of UK referencing company ‘Let Alliance’ whose online ‘Vision’, referencing system offers the ultimate in speed, accuracy and information, in order to show you that the prospective Tenant is going to be reliable and. When the Tenant Fee Ban becomes law on 1st June 2019, you will be liable for the cost of this process, whether you eventually commence the tenancy with the tenants, or not.
The references we carry out will confirm the following:
- Any County Court Judgments (CCJs), Bankruptcy Orders or Bad Credit listed against the tenant.
- Income between all joint tenants, to ensure the total is a minimum of 2.5 times the annual rental sum.
- Employment Details to confirm the tenant/s are in permanent employment or have firm job offers in place commencing prior to the start of the tenancy.
We receive daily detailed updates on how the referencing is progressing and, in most instances, our references are returned within 48 business hours from when they are submitted.
