Deposit Options

We will place your security deposit with the Deposit Protection Service (DPS) who are authorised by the government to protect deposits for tenancies in England and Wales and are the biggest provider of deposit protection in the UK. They’ve been providing a simple, hassle-free service for over 10 years, and in that time they’ve looked after more than 5 million deposits, so you can rely on them to keep your deposit safe.

Tenancy deposit protection was introduced on 6 April 2007 as part of the Housing Act 2004. It applies to all assured shorthold tenancies in England and Wales where a deposit is taken. Once we’ve received a deposit from you 2 things can happen, both with the same outcome.  If you are renting a property that is NOT fully managed by Austin D’arcy, your landlord will have 30 calendar days to protect your deposit in their chosen scheme.

If the property is fully managed by Austin D’arcy, we will protect the deposit by sending it to the DPS, again within 30 calendar days, when you will receive a certificate to confirm it’s been safely logged.  If your deposit was not correctly protected, we would have to repay the full deposit to you plus, up to three times the deposit amount… (ouch), it could also affect our ability to serve a notice for you to leave the property, so, rest assured, your deposit will be safely protected!
