Our Tenants

We understand that when you are looking for a new home to rent, you will undoubtedly choose the agent who is marketing the home you want.  Sadly, often the rental process can be ‘made or broken’ by the service you receive from your Landlord or your Letting Agent throughout the term of your tenancy.  We ensure you that if you rent a property through Austin D’arcy, we will take great care of you and will make your rental journey a happy one and we hope that we can find you the home of your dreams!

We know that all estate agents will say this, but we DO practice what we preach, and we try to add value to the lettings process at every stage of our tenants' property journey:

Best Maintenance & Repair Service

It means proving that we have the best maintenance and repair service from our network of trusted contractors.

Legally trained staff on hand

It means that we are legally trained and are completely up-to-date with all of the changes and additions to the lettings law.

Quick action for tenancy issues

It means being there to act quickly and effectively when a problem arises.

Treating tenants with care and consideration

It means we treat our tenants with the same professionalism as our landlord clients and ensuring that everybody has the best experience with their tenancy.

24-hour maintenance service

It means we offer a 24-hour maintenance service for any issues which arise in our managed properties.

Speedy deposit return

We work very hard to ensure that our deposits are returned without any conflict or dispute.

Deposit Options

We will place your security deposit with the Deposit Protection Service (DPS) who are authorised by the government to protect deposits for tenancies in England and Wales and are the biggest provider of deposit protection in the UK. They’ve been providing a simple, hassle-free service for over 10 years, and in that time they’ve looked after more than 5 million deposits, so you can rely on them to keep your deposit safe.

Tenancy deposit protection was introduced on 6 April 2007 as part of the Housing Act 2004. It applies to all assured shorthold tenancies in England and Wales where a deposit is taken. Once we’ve received a deposit from you 2 things can happen, both with the same outcome.  If you are renting a property that is NOT fully managed by Austin D’arcy, your landlord will have 30 calendar days to protect your deposit in their chosen scheme.

If the property is fully managed by Austin D’arcy, we will protect the deposit by sending it to the DPS, again within 30 calendar days, when you will receive a certificate to confirm it’s been safely logged.  If your deposit was not correctly protected, we would have to repay the full deposit to you plus, up to three times the deposit amount… (ouch), it could also affect our ability to serve a notice for you to leave the property, so, rest assured, your deposit will be safely protected!
